On October 30, 2019, Cuddy & Feder Land Use Attorneys Anthony B. Gioffre III and Daniel Patrick secured Site Plan and Special Exception Use Approval for 108 Gateway Development LLC (Managing Member Edmond DeLaurentis Jr.) from the Village of Port Chester Planning Commission to construct a new 9-story mixed-use development along one of the Village’s major gateways and within walking distance to the Village’s Main Street and the Metro-North Railroad Station. These approvals come after the team obtained approval from the Village Zoning Board of Appeals for five area variances and successfully petitioned the Village Board of Trustees to amend its Zoning Map. The proposed mixed-use development, designed by Philip A. Fruchter of Papp Architects, at the corner of Route 1 and South Main Street will incorporate street-level commercial uses, a third-floor co-working space, 115 residential units, and 103 off-street parking spaces. This development corresponds with the Village’s development trends by activating the streetscape while providing increased housing options near the Village’s various public transportation options.
