Cuddy & Feder LLP is pleased to announce that Land Use Attorneys Anthony B. Gioffre III and Hailey Pedicano successfully secured final site plan approval from the New Rochelle Planning Board on behalf of Iona Preparatory School for significant upgrades to the school’s athletic field facilities at its 255 Wilmot Road campus.
The approved site plan represents a comprehensive modernization of the school’s athletic complex. Currently, the field lacks seating for students, families, and visitors attending games and school events, with spectators often standing or sitting on an adjacent hillside. Concession vendors operate from temporary tables in the main parking lot, and attendees must enter the school building to access restroom facilities.
Under the approved plan, permanent bleachers will be installed with seating for approximately 738 spectators, including ADA-compliant seats. A centrally located press box will enhance event operations and media coverage. The project also features a new concession plaza with a permanent concession stand, men’s and women’s restroom facilities, and a ticketing booth.
Additional improvements include modifications to the existing rubberized track, replacement of the turf field, and the installation of professionally designed field light poles. The new lighting system is engineered to direct illumination exclusively onto the field of play, improving visibility and safety for student-athletes while minimizing off-site light spillage.
Iona Preparatory School has served as a cornerstone educational institution in the New Rochelle community for more than 100 years. These enhancements will create a safer, more accessible, and community-oriented environment for athletic competitions and school events, reflecting the school’s continued investment in its students and the broader community.
