Cuddy & Feder is representing AKT Two Realty LLC in its application before the Village of Port Chester Planning Commission to expand Vanguard Self Storage, located at 123 Oak Street. The proposed expansion includes the construction of an 80,538-square-foot annex to the existing facility, adding approximately 750 new self-storage units for a total of 1,554 units on the 2.62-acre site.
Managing Partner Anthony B. Gioffre III, who is leading the land use approval process on behalf of the applicant, addressed key aspects of the project at a recent hearing. As reported in the Westchester & Fairfield County Business Journals, Tony noted that the traffic and parking analyses show minimal trip generation and parking demand. “Data compiled for the project indicates that traffic at the site would be minimal and at most would require 18 parking spaces,” Tony said, adding that the proposed 46 parking spaces will exceed that demand.
The project also includes landscaping enhancements, sidewalk improvements, and lighting upgrades aimed at supporting the Village’s Character-Based Code and improving the pedestrian experience.
