Cuddy & Feder LLP is pleased to share that the Port Chester Planning Commission has approved a mixed-use renovation project at 30-32 N. Main Street. The project, presented by Managing Partner Anthony B. Gioffre III on behalf of long-standing client 140 Owners LLC, will restore the building’s lost third story and add two one-bedroom apartments above the existing commercial space.

Cuddy & Feder has represented the property owner for more than 30 years, helping guide the evolution of this site and others in the Village. Originally constructed in the late 1800s, the building was reduced to two stories after fire damage in the 1970s. The approved plan restores the third story in a design that complements the village’s architectural character. The new residential floor will be set back from North Main Street and feature a terrace, preserving the streetscape while adding much-needed housing in a transit-accessible area.
The project aligns with the CD-5 District’s goals of creating walkable, mixed-use neighborhoods. It maintains the existing footprint, requires no on-site parking due to its proximity to public transit, and is not expected to have a significant impact on infrastructure.
This thoughtful restoration reflects the power of long-term collaboration and contributes to the ongoing momentum in Port Chester’s downtown core.
