Downtown Restoration Project Approved in Port Chester

Cuddy & Feder land use attorney Anthony B. Gioffre III obtained site plan approval from the Port Chester Planning Commission for the renovation and expansion of 30-32 N. Main Street. The approved project will add a third story with two one-bedroom apartments while maintaining the existing ground-floor for personal service and office uses.
Cuddy & Feder has represented the property owner for more than 30 years, helping guide the evolution of this site and others in the Village. Originally constructed in the late 1800s, the building was reduced to two stories after fire damage in the 1970s.
The design reflects a strong commitment to maintaining the architectural character of the area. Set back from the street, the third floor includes a private terrace that reduces visual impact and enhances residential appeal. Located near public transit, the project does not require on-site parking and will not significantly affect utilities or infrastructure.
While not a large-scale development, this restoration highlights the importance of longstanding client relationships and thoughtful urban design. It reflects the continued investment in Port Chester’s downtown and aligns with the Village’s vision for mixed-use development and community growth.
