Cuddy + Feder Secures Approvals for Landmark 128-Unit Mixed-Use Development in New Paltz

Cuddy + Feder Land Use Attorneys Taylor M. Palmer and Maximillian R. Mahalek secured Site Plan, Subdivision, and Special Use Approvals from the Village of New Paltz Planning Board to redevelop the property located at 147-149 North Chestnut Street with a new 3-story, 128-unit mixed-use development project, which represents one of the largest multi-family projects ever approved in the Village.
The approved project includes 8,700 square feet of ground floor commercial space for retail or restaurant uses, and 180 off-street and on-street parking spaces (including 23 landbanked parking spaces). The residential units will consist of 23 studios, 72 one-bedrooms, and 33 two-bedrooms - including 20 affordable units - and will be supported by rooftop amenity space and a connection to the Wallkill Valley Rail Trail. The redevelopment of these parcels offers significant improvements to the Village’s Chestnut Street corridor.
In addition to the Site Plan, Subdivision, and Special Use Permit Approval from the Planning Board, the Cuddy & Feder team also obtained Area Variance Approval from the Village’s Zoning Board of Appeals for the project. The approved project is an integral part of the buildout of the Village’s Neighborhood Business Residential Mixed-Use Zoning District, which was adopted in 2015 and amended in 2018, including the neighboring ZeroPlace and Trail Link Collective (137 & 145 North Chestnut) redevelopment projects to the south.
