The Capitol Theatre is an integral part of the Port Chester community, with a 100-year history of supporting social and cultural life in this area. As it celebrates its 100th anniversary in 2026 with concerts and programs that recognize its important history, it has also considered ways to streamline and modernize its operations to prepare for its future. One such idea was to replace the informational panels on the sides of the Theatre’s marquee with electronic message boards that could more easily share details about upcoming performances and events at the Theatre.
Cuddy + Feder attorneys Anthony B. Gioffre III and Jessica Zalin guided this project through the land use process in Port Chester and secured the variance approvals needed to make this important technological improvement to the Theatre’s operations. The Zoning Board of Appeals voted unanimously to approve The Capitol Theatre’s application, recognizing the operational and safety benefits that the electronic message boards would provide. Before, the marquee was changed by hand, letter-by-letter, from the top of a ladder. Now, the Theatre’s staff can update the information presented on the marquee by computer, efficiently and safely from ground level.
The Firm is proud to support this cultural institution, and wishes The Capitol Theatre another 100 years of success.
