Cuddy & Feder’s Real Estate group has extensive experience assisting clients such as investment institutions, developers, entrepreneurs, landlords, home builders, lenders, borrowers, broker-dealers, manufacturers, commercial and not-for-profit organizations, institutional lenders, public-private partnerships and governmental entities in all aspects of real estate transactions.

We work collaboratively and creatively to negotiate and successfully close complex transactions, including acquisitions and dispositions of commercial properties, development, leasing, financing, construction, urban redevelopment and affordable housing projects. In each transaction, we pay detailed attention to the allocation of risks, rights and obligations of all concerned parties to ensure a favorable outcome, while keeping the size and complexity of the client matter in perspective.

Committed to providing our clients with a panoply of strategies, we work closely, on an as needed basis, with our firm’s corporate, bond financing, environmental, land use, litigation and estate planning attorneys, so that our clients receive the maximum benefit from their real estate activities. Examples of projects in which we have been involved include the development of land, office buildings, shopping centers, residential and commercial subdivisions, industrial facilities, mixed-use developments, apartments and condominium developments, residential communities with homeowner's associations and affordable housing projects.

Our Real Estate attorneys are frequent speakers at legal seminars across the region and committed to staying at the forefront of real estate law. As a measure of our success, we have played a key role in the creation of the real estate landscape throughout Westchester and the Hudson Valley and have successfully represented clients throughout the United States in real estate transactions. Robert Feder (cited for years as one of the New York area’s best real estate lawyers) and Chauncey L. Walker are fellows of the American College of Real Estate Lawyers.

LEASING

Cuddy & Feder's Leasing practice is well-established, broad-based and known for its creative resolution of issues. Our practice is comprised of a wide range of commercial office and retail leasing as well as manufacturing and industrial leasing on behalf of owners and managers of buildings. It also encompasses many international, national and local tenants, both for profit and not-for-profit, including various educational institutions, among others.

Our full-service leasing representation includes financing, commission and management agreements, work letters, construction and architect contracts and other agreements with lenders, ground lessors and other landlords concerning collateral leasing concerns.

Our tenant representation includes international, national and local entities and entrepreneurs, as well as individuals. Our Leasing team has represented parties in major tenant spaces in most of the significant buildings and properties located throughout Westchester County and in properties all across Fairfield County, Connecticut, New York City, Long Island and the entire Hudson Valley Region.

AFFORDABLE HOUSING

The attorneys in Cuddy & Feder's Transactional Department have extensive experience in the field of affordable housing. We represent owners and developers of projects that have been allocated tax credits in accordance with Section 42 of the Internal Revenue Code and are using various combinations of conventional, bond, Fannie Mae and "soft" subordinate financing made available under federal, state and local housing programs.

We also organize and oversee the deregulation of entities under New York’s Private Housing Finance Law (including Article 2 of the PHFL, governing Mitchell Lama housing projects, Article 5 Redevelopment Companies and Article 11 Housing Development Fund Companies). Our attorneys have gained considerable knowledge and ability from working with HUD in connection with federally-insured mortgage financings and expiring Section 8 Housing Assistance Payment Contracts.
